01 / Your starting point

What are you trying to get done?

Your starting point might be a deadline, a property, a cost problem or an opportunity. Choose the outcome you’re working toward.

Location & leasing

02 / What’s at stake

You’re accountable for what happens after the decision.

The lease needs to work after it’s signed.

The building needs to work after it opens.

The investment needs a plan beyond the purchase.

And when someone asks why you chose that route, you need more than a recommendation with a familiar logo.

You need to understand the alternatives. Know what could change the outcome. And see how the decision becomes a working reality.

Bring the business outcome into the brief.

You’re trying to enable expansion, protect income, reduce unnecessary costs or keep operations running. That outcome should determine the work.

04 / How the work connects

Your goal shouldn’t fall between service lines.

A location decision can affect your lease, fit-out budget and operating costs. A refurbishment can change your leasing options. You shouldn’t have to treat those decisions as unrelated.

Use your business outcome to connect the strategy, the transaction, the project and the operating requirements.

08 / Before the conversation

Start with the questions that matter to you.

Do you need to know which service to ask for?

Start with the decision, property or operating problem. Include what needs to change and any deadline. Use the goal selector to identify a starting point.

Can you discuss one requirement rather than a whole portfolio?

Bring the requirement you have. A valuation, lease decision or project does not need to be presented as a wider transformation. The scope should follow the need.

What happens when several services are involved?

Use the conversation to clarify the proposed lead, each team’s responsibilities and how handoffs would work. Confirm those arrangements in the scope before proceeding.

What about advisers or providers you already work with?

Include their roles in your brief. That gives the team a basis for discussing where additional support could fit and where responsibilities need to remain separate.

How should you define success?

Name the business result before agreeing to the activity. That might be an agreed opening date, lower occupancy expenditure, improved leasing performance or a valuation delivered for a specific decision.

Agree the baseline, measurement and dependencies for your assignment.

Are the featured results a promise for your project?

No. They describe selected assignments. Your outcome will depend on your requirements, market conditions, scope and execution.

09 / Your next move

What needs to happen next?
